Level 2 Condition Survey (Homebuyer Report)

If you’re in the process of purchasing a property, it’s highly recommended that you consider arranging a survey to be carried out. You’ll find that there are different types of property surveys available. Surveys highlight any issues and defects that may not be easily identified when viewing a property. An experienced surveyor will visit the property, carry out an inspection and prepare a report detailing their findings. 

What is a HomeBuyer Report?


A HomeBuyer Report (more properly known as a ‘Level 2 Survey’) is a detailed visual inspection of the property. It provides an account of the property’s condition at the time of the inspection and will highlight any significant problems with a ‘traffic light’ rating system. This system is designed to be easy for the homebuyer to understand.

What does a HomeBuyers report include?


A HomeBuyers survey will primarily focus on urgent or significant defects and issues which may affect the value of the property. The report will inspect the major features of the property, for example the walls and ceilings, bathrooms and the roof. It will rate the condition of these areas and allow you to see any major issues that will need to be addressed and that could impact the value of the property.

What is the difference between a HomeBuyers report and a building survey?


The main difference between a HomeBuyers report and a Building Survey is the amount of detail included in each report. A HomeBuyers Survey, also referred to as a Level Two Survey, is much more in-depth than a Level One Survey. However, it is not as detailed and comprehensive as a Building Survey (also known as a Level Three Survey).

How long does a HomeBuyers report take? 


Depending on the property, a HomeBuyers report can take between 90 minutes and 4 hours to complete. 

Who arranges a HomeBuyers report? 


It is usually the buyer who arranges the survey and pays for the survey. This is because a HomeBuyers survey is designed to help the buyer identify the condition of the property and flag up any potential risks.
